Works includes kitchens and bathrooms refurbishment, electrical and heating installation, windows and doors replacement, full plastering and decoration to entire property, structural repairs including helifix lintel installation and crack stitch repairs, asbestos survey and removal.

Description of works:

  • Fit 2m deep root barriers and removed any remaining trees and shrubs within 6m of the properties where building was unprotected by root barrier.
  • Repair and relay drains as report. Repair/relay paving and driveway etc.
  • The buildings are to be made more robust with straps, ties, lintels, Helibars etc.
  • Re-stitch large cracks internally. Externally smaller cracks are to be plated internally and Helibars fitted externally, plaster and mortar joints repaired.
  • First floor block partitions are demolished and replaced with studwork.
  • Demolish chimneys and re-roof properties including fascias, soffits & rainwater goods.
  • Replace all windows and doors.
  • Re-wire and re-plumb including a new central heating system complete.  SSE to fit smart meters.
  • Replace all ceilings.
  • Replace all internal joinery, doors, skirtings, architraves etc.
  • Provide and fit new kitchens and bathrooms.
  • Redecorated and re-furnished with carpets and curtains throughout.
  • Garages to be re-roofed and made more robust with straps, ties, lintels Helibars etc.
  • External wall insulation

OT Adaptation Bathroom Works Programme

ICB was awarded the Haringey Bathroom and Associated Refurbishment works Programme to approximate 380+ Occupied homes in London Haringey area.

Description of works:

  • Full bathroom disabled adapted conversion
  • Electrical and heating installation and NIC/EIC certified upgrade  
  • Installation of stair lift and through floor lift
  • Construction of ramps with hand rails
  • First floor block partitions are demolished and replaced with studwork.
  • Widening of doors
  • Asbestos survey and licensed removal and associated works

ICB were asked to design and build an operational school facility, this incorporated architectural design, planning permission, and close liaison with building control until, full compliant completion under education build specification.

Description of works:

  • Demolition of roof
  • Removal of chimneys
  • Civil and utility works
  • Structural integrity works (Helifix bars steel frames)
  • Build of roof and side extension
  • Complete replacement of double floor joists
  • Replacement of all windows and doors
  • Electrical switch gear and full rewire
  • Stud drylining internal walls
  • Double fireboard and acoustic insulation throughout
  • Three storey galvanised steel rear fire escape staircase
  • Decoration and heavy-duty flooring install
  • Supply and installation of kitchen and appliances
  • Fire and security systems installed
  • External paving and ground works

The design and programme of all works were completed within a short timeframe, allowing for minimal disruption to the main building. All certifications and building control requirements were successfully acquired to allow occupancy for the opening term of school.
